3 A request for a First (and Final)Time Extension by Brad Clark for a Lot Line Adjustment (COAL15-0036) to adjust the lot lines between two (2) parcels of 8.41 acres and 0.07 acres each, resulting in two (2) parcels of 6.74 acres and 1.74 acres, respectively. The adjustment will not result in the creation of any additional parcels. The two existing parcels are within the Residential Suburban and Commercial Retail land use categories at the southernmost edge of the Los Ranchos/Edna Village Reserve Line, 3 miles southwest of the City of San Luis Obispo at 1655 Old Price Canyon. 4 A request for a Fourth Time Extension by Mary Matakovich for a Vesting Tentative Parcel Map/Development Plan/Coastal Development Permit (CO 05-0183) to subdivide an existing 8,083 square foot parcel into three parcels of 1,478, 1,345, and 1,618 square feet each for the purpose of sale and development and one common lot of 3,642 square feet and construction of three residential dwelling units of 1,645 square feet each. The project will result in the disturbance of approximately 6,640 square feet of an 8,083 square foot parcel. The proposed project is within the Residential Multi-Family land use category and is located at 250 Laurel Street, in the community of Avila Beach. 5 A request for a First Time Extension by Dioselina LeBlanc for a Tentative Parcel Map (CO14-0099) to subdivide an existing approximately two (2) acre parcel into two parcels of one (1) acre each, for the purpose of sale and/or development. Also to be considered is an adjustment to the design criteria required by Section 21.03.010 that limits the depth of a parcel to no more than three times the average width of a parcel. The parcel map will include site disturbance associated with fronting road improvements, utility trenching and potential disturbance for drainage improvements. The site is currently developed with an existing primary single family residence, secondary manufactured residence, and workshop. The site lies at the northeast corner of Osage Street and Pajaro Lane in the community of Nipomo. The site is within the South County Inland Sub-area of the South County Planning Area. The proposed project is located within the Residential Suburban land use category at 9522 Los Palos Road, approximately 900 feet north from the intersection of Los Palos Road and Santa Clara Road and approximately 0.58 miles from the City of Atascadero. The site is in the Salinas River Sub-area of the North County Planning Area. A General Rule Exemption (ED14-003) was issued on April 1, 2015 for this project. The proposal also includes the abandonment of road right-of-way located on proposed Parcels 1 and 2 that were offered as part of Tract 681. The project will result in the disturbance as the parcels are developed (both proposed parcels are currently undeveloped). The proposed project is within the Residential Suburban land use category. The project is located at the southwestern corner of Calle Crotalo and Sequoia Drive adjacent to the southeastern city limits of the City of San Luis Obispo. The site is in the San Luis Obispo sub-area of the San Luis Obispo planning area. Also to be considered is the environmental determination for the project. 8 A request by David Montanaro for a Tentative Parcel Map (SUB2015-00079/CO 15-0108) using the Transfer of Development Credits (TDC) program to subdivide an existing 12.01 acre parcel into two parcels of 5.59 acres and 6.42 acres each for the purpose of sale and/or development of each proposed parcel and to designate the parcel a TDC Receiving Site. The project will not result in any new site disturbance. The project is located at 1664 Quiet Oaks Drive, approximately 1000 feet east of Pomeroy Rd, northwest of the community of Nipomo. The project is located in the Residential Rural land use category within the South County sub-area of the South County Planning Area.
